Our fee can never leave you with less than your insurer already paid before you hired us.

After the January 2025 Fires: Standing Homes and Total Losses
Heat Is Fire Damage. Smoke Is Chemistry.
CAL FIRE counts more than 16,000 structures destroyed by two Los Angeles County fires that started on January 7, 2025. Behind those numbers are two very different claims.
The home that still stands. Walls that look clean can still hold smoke residue, so the real answer comes from testing. Heat and smoke travel into wiring, windows, walls and the air system. We measure what the first estimate missed before the carrier decides it will “clean out.”
The home that’s gone. The questions change. Can the foundation be reused? Concrete and rebar damaged by heat often can’t carry a new house. Then come code upgrades, extended replacement cost, debris removal, and an inventory of everything you owned. Most people can’t list one room from memory, and what isn’t listed isn’t paid.
Either way, the rent runs while the claim does. Loss of use, where your policy includes it, means comparable living: same size home, same school district.

California Rules for Hiring a Public Adjuster After a Disaster
- Nobody should be at your door the next morning. In an area subject to a declared catastrophic disaster, a public adjuster can’t solicit a contract for a residential property until seven calendar days after the event that caused the loss ends. That wait doesn’t apply if you or your representative contacted them first.
- The contract has a form. It must be in writing, on a form approved by the Insurance Commissioner, with the adjuster’s name and license number on it.
- You can change your mind. In a declared catastrophic disaster area, you have five calendar days to cancel after signing and receiving the contract. Elsewhere it’s three business days.
- The fee can’t touch what you were already paid. Our fee can never leave you with less than your insurer had already paid before you hired us.

What the Carrier Offered. What We Recovered.
Los Angeles house fire, full strip out. We measured the structural damage and proved the subfloor and electrical needed a full strip out. Offered $38,000. Settled at $276,000.
Smoke damage. Offered $17,000. Settled for about $1.1 million. An industrial hygienist proved combustion byproducts in porous materials and doors.
Results reflect specific losses and policies. Past results don’t guarantee a similar outcome.

Questions About Hiring a Public Adjuster in Los Angeles
What does a public adjuster do in Los Angeles?
A public adjuster prepares, presents and negotiates your claim, working only for you. The insurer’s adjuster works for the insurer. We start from their estimate and measure what it left out. You decide on every offer. How a public adjuster works
Can a public adjuster help with a commercial claim in Los Angeles?
Yes. When a business burns, payroll, customers, suppliers and the landlord all wait on the same scope. We write that scope first, with loss of income built from your books by a forensic accountant. Commercial claims
How much does a public adjuster cost in Los Angeles?
No upfront cost. We’re paid a percentage of what we recover. The terms are set in writing before we start. In California, our fee can never leave you with less than your insurer had already paid before you hired us. Public adjuster fees, explained
How quickly can you help after a loss?
We call back the same business day. The claim itself can take longer with a public adjuster. A 2010 Florida state study of Citizens Property Insurance claims found exactly that, and found those claims paid more before fees.
When should I contact a public adjuster after property damage?
Before you accept an offer or sign a release. Our ability to affect your outcome diminishes with time. An offer on the table usually isn’t too late, because we can reopen scope before you accept.
