In Sacramento, find out where the water came from first. A burst pipe and a rising river are two different policies.

Flood or Water Damage? In Sacramento, the Source Decides the Claim.
Water Dries. The Evidence Goes With It.
Sacramento’s flood control agency, SAFCA, finances levee and dam projects on the American and Sacramento rivers.
Flood is its own policy. FEMA’s flood program says it plainly: “Most homeowners insurance does not cover flood damage.” Water that rises from outside is the flood policy’s question. A pipe that bursts inside the house is a different loss, read under different wording.
So the first job is proof of the source. Where did the water enter? How far did it travel? We document it room by room, before the drying erases it. If the water isn’t measured, it dries, and mold begins to grow.

- Negotiate the settlement with your insurer, line by line.
What the Carrier Offered. What We Recovered.
Smoke damage. Offered $17,000. Settled for about $1.1 million. An industrial hygienist proved combustion byproducts in porous materials and doors.
Apartment fire, 800 sq ft, started by a computer. Settled for nearly $200,000, including the tongue and groove ceiling and smoke mitigation for the neighboring unit.
A denial that held. A $1.4 million total loss was denied because the homeowner was welding for his business in the garage. The policy excluded business operations. If the policy clearly excludes the loss, no adjuster can change that.
Results reflect specific losses and policies. Past results don’t guarantee a similar outcome.

How do I check a public adjuster’s license in California?
Look the license number up on the Department of Insurance license search before you sign. California also requires the contract to be in writing, on a form the Insurance Commissioner approved, with the adjuster’s license number on it. Ours is CA DOI License No. 6015234.

When should I call a public adjuster after a loss?
Before you accept an offer or sign a release. Our ability to affect your outcome diminishes with time. If you already have an offer, it’s usually not too late, because we can reopen scope before you accept. When it’s too late to hire a public adjuster
Does homeowners insurance cover flood damage in Sacramento?
Usually not. FEMA says most homeowners insurance does not cover flood damage, and only flood insurance covers the cost of rebuilding after a flood. Water from a burst pipe inside the house is a separate question. Bring every policy you have to the free review.
Will a public adjuster make my claim faster?
It can take longer. A 2010 Florida state study of Citizens Property Insurance claims found claims with a public adjuster took longer to settle, and paid more before fees. More of the loss gets measured and argued, and that takes time.
